Meta Ads for a Faridabad Real Estate Business: 865 Conversations from ₹41,425 in Ad Spend

Meta Ads to WhatsApp to sales follow-up for a Faridabad-based real estate business. 865 messaging conversations between 1 May and 22 September 2026, at an average of ₹47.89 per conversation — with the full funnel down to 9 reported deals. Client name withheld.

Client / Project Overview

A Faridabad-based real estate business (client name withheld) advertising builder floors, residential plots and apartments across Faridabad — including Sector 45 and Sector 106. Campaigns ran on Meta (Facebook and Instagram) with WhatsApp as the enquiry channel, followed by the sales team’s own follow-up.

Marketing Challenge

Turn Meta reach into real conversations with potential buyers — not just clicks — and then track what happened after the first WhatsApp message: which enquiries were genuinely interested, which reached a site visit, and which became deals.

Campaign Strategy

Messaging campaigns sending people straight to WhatsApp, with separate ad sets per project so spend and conversation cost could be compared project by project. The strongest project was scaled; weaker creatives were refreshed instead of left running.

Creative Direction

Project-led image and video creatives — one ad set with 3 visible ads (1 image + 2 video creatives). Video was used to show the property quickly; the learning was that the first 2–3 seconds decide whether a viewer stays.

Campaign Proof — Video Performance

39,428Video plays

Daily budget ₹500 · 1 ad set · 3 visible ads (image + 2 video creatives) · Hook rate 15% · Hold rate 0.52% · Average play time 00:02. The video delivered 39,000+ plays, but retention drops in the opening seconds — the hook carries the creative.

Lead Quality — WhatsApp Follow-up Example

One enquiry from the follow-up snapshot: budget ₹2 Cr – ₹2.50 Cr, requirement a builder floor. The sales team marked it a “hot lead” and noted the prospect had already viewed 1–2 builder floors. This is a lead-quality example, not a claim that every lead had the same quality.

Key Learnings & Outcomes

  • Compare conversation cost at creative level — the same budget performed very differently by project and creative.
  • Stronger first 2–3 seconds in video: retention drops early, so the hook and the offer must land immediately.
  • Refresh creative hooks and offers regularly instead of letting one creative run until it tires.
  • Track lead quality after the WhatsApp enquiry, not just the conversation count.
  • Connect the full path — enquiry to follow-up to site visit to sale — so optimisation is based on deals, not clicks.

The campaign combined measurable Meta delivery with a real sales funnel and a concrete WhatsApp follow-up example — showing the path from ad response to property discussion and sales follow-up.
